Last week we gave you a list of five common mistakes that home buyers often times make. This week we are providing five other common mistakes to watch out for as a home buyer.

Five Other Common Mistakes

  1. You also want to try and avoid being swept away by any type of staging that has been done in the home and/or any types of minor upgrades. This is a common trick done by sellers. Just by sending a couple thousand dollars, they make their home seem far more enticing than it may actually be for you. While they only spend a couple thousand dollars, you might end up paying thousands and thousands more.

  2. Don't compromise on the things that are really important to you. For example, don't settle on a two bedroom home if you know you are planning on having kids in future. Or if you hate living in an apartment because you have to share walls with your neighbors, don't settle for that condo, just because it is cheaper. You are bound to grow uncomfortable in your first home, if you give up on some of your important wants.

  3. Do not get your heart set on a home before it has been inspected. Before you close any sale, it is super important that you know what kind of shape the house is in. This is extremely important. You ultimately do not want to end up in a money pit or with a headache from having to do multiple and potentially spendy repairs. So until you actually have the full picture of the condition your house, don't get too attached.

  4. Choosing to not use the seller's agent or hire your own. It is absolutely vital that you know all of the ins and outs of the home buying experience. An experienced realtor can help you make all of the right choices.

  5. Forgetting to think about the future. Do some research on the neighborhood you are interested in so you can hopefully avoid any unpleasant surprises down the road. For all you know, there could be future development plans, the street could become a major street or a popular rush-hour short cut, a highway might get put up practically in your back yard in the next five years, etc...
