Stay One Step Ahead of Home Water Damage

Southern California has been hit hard by storms recently. It is important as a homeowner that the maintenance of your home be kept up. Even though today's homes are well built, moisture and condensation can well up inside of well insulated homes. To try and help you stay on top of your home, we have put together a list of some tips on identifying problems before they can cause damage.

Pay Attention for these Signs

  • Any musty or moldy type of odors.

  • Look out for rusty stains around light fixtures.

  • Keep an eye out for any areas of damp, stick flooring.

  • Examine ceilings, walls and baseboard edges for any mildew.

  • Identify any potential leaks or dripping pipes.

  • Inspect windows and cold surfaces for any condensation.

  • Attempt to locate any mold or mildew growth.

Preventive Maintenance

  • Keeping your home well ventilated is very important. Install exhaust fans in all bathrooms and in the laundry area. While you are showering and/or doing laundry, these vents will help to reduce, if not avoid, condensation.

  • Repair any leaky faucets and dripping toilets. These little problems can become huge and can set you back quite a lot of money.

  • Look into purchasing a decent portable dehumidifier with a humidity control. The dehumidifier should be able to shut of automatically when the collector pan is full.

  • Storm windows can help to conserve energy and prevent condensation from forming on the windows. What is great about storm windows is they help to keep the heat inside your home.

  • The skirting around the base of a manufactured home should be well ventilated so that air can circulate freely. This helps to eliminate any unwanted moisture from being drawn into the sub-flooring.

What to Look Out For

  • Listen for any type of unusual hissing sounds. These can turn out to be pinhole leaks in a water line within the floors or walls.

  • Make it a point to inspect hard to reach or rarely seen spaces of your home that is near the water heater, under all sinks and behind the clothes washers. Examine the lines to the ice maker and the filters of your refrigerator.

  • Identify any discolored floor coverings. The discoloration is usually sign of a leak.

  • Is the moisture at the base of your toilet? This may indicate a deteriorated wax ring, which can be easily replaced.

  • If you notice any form of water damage, try to fix it immediately. Hire a qualified repairperson if you are unable to make the repair yourself.

  • Maintain a controlled water pressure. High water pressures can cause a line to rupture or leak.
