Seven Reasons to Buy a Piece of Murrieta Real Estate or Temecula Real Estate

Category: Real Estate  |  Permalink

Published: Friday, February 26, 2010

Current market conditions haven't been as good for homebuyers in years. Now more than ever, many people especially singles and young couples are looking into purchasing a new home. There are so many good reasons to purchase a piece of Murrieta real estate or Temecula real estate. If you are having a hard time trying to decide why you should purchase a home right now, we've provided you with seven compelling reasons why you should.

Our Top Seven

  1. Housing values will eventually increase over time. Basically you should think of your home as an investment. Home prices are lower than ever so you can expect a big return on your investment over the next few years.

  2. You can expect to pay less tax. You can actually deduct the interest you pay on your mortgage from your taxable income. Of course, the actual value of this particular tax break depends on factors such as your personal tax bracket, size of the mortgage, rate of interest paid, and period time the mortgage has been held.

  3. You'll be buying your own piece of property, instead of paying a landlord. Unfortunately renting always costs more than the actual monthly mortgage payment. Working to own your home can actually help you save money.

  4. Interest rates are at a historical low. This helps make it a bit more inexpensive for you to take out a mortgage.

  5. You can pull equity from you home for low cost loans. These usually have lower interest rates and the interest is usually tax deductible.

  6. You will have control. At any moment you could be evicted from a home you rent for any reason. If you own your home, that won't happen.

  7. You're free to design. You can redecorate as you please without having to request permission from your landlord or any other restrictions. It is amazing how good the feeling of freedom feels when it comes to your own home.

Purchasing a new home can be a huge investment, financially and emotionally. In order to find the perfect piece of Murrieta real estate or Temecula real estate for you at the right price, you will need the help of a seasoned real estate agent like James Brennan. With so many years of experience he can navigate your way through this intense real estate market. Contact James Brennan today for more information on Murrieta real estate and Temecula real estate.

What to Look for When House Hunting

Category: Real Estate  |  Permalink

Published: Wednesday, February 10, 2010

Are you in the market to purchase a new home for you and your family? Well there is a list of things you should be looking for when buying a home that can help get your search off to the right start. There is more to a house than the number of rooms, the condition and size of the kitchen or the size of the yard. To help you get started, we've created a list of things to consider before you make an offer.

What to Look For

  • Location - It is all about location. It is funny but true that you might find yourself settling with some of the home's imperfections if you are absolutely in love with the neighborhood and your neighbors. After you move in, you really do have the option to altar any of these imperfections, should you deem the home worthy. When looking for your new home, you should definitely consider the home's proximity to your work. How attractive is the neighborhood? How is the home situated on the lot? Is it easy to get in and out? Noise? Traffic? Pets? Recreation? Shopping? Schools? Etc...

  • Positioning - Other than where your home is located, you should be looking at how your home actually sits on the lot. Are you looking for a view? Do the neighbors' windows look directly into the home? Is the yard suitable enough for pets, kids, gardening, etc...

  • Neighborhood - It is important to do your research on the neighborhood you are looking into. Crime rates are an important factor to look at since you want to feel safe at all times. You also want to look at the neighbors. Do they maintain a clean and tidy yard or are there old cars and trash around?

  • Curb Appeal - You definitely want a home that reflects your personal lifestyle. For example, you probably don't want to purchase a formal Victorian or Tudor style home if you live a laid-back life.

  • Floor Plan - It is important to think of how your potential new home space will be used so that you can create a budget for furnishings and cost of living for the size of the home.

  • Bed and Baths - How many bed and baths do you really need? Keep in mind how you would actually utilize the rooms and if it is really necessary to have an extra room or if you should actually downsize.

  • Kitchen - The kitchen is thought of as the heart of the home. Never settle for a kitchen that doesn't completely work for you unless you are open to remodeling.

  • Storage - Do you need ample closet and storage space? It is important to take a good inventory of what you have in your current home and the kind of space you will need to accommodate it in your new home.

  • Windows and Electricity - Do you prefer to have a home that is bright with a lot of sunshine or would you prefer a home with privacy? Keep in mind the locations of electrical outlets and fixtures and how they can accommodate your light, electronics, and appliance needs.

It is important to have an experienced realtor to help you every step of the way. To help you with your search for a great peice of San Diego County real estate, Realty Executives Dillon can help. With the fine San Diego real estate services of the Realty Executives Dillon team, you are sure to have a very quick and smooth real estate transaction. If you are currently looking to buy your first home, you are definitely going to want to find a real estate agent you feel comfortable working with. It all comes down to what you want. You can call each realtor you're interested in and ask them flat out what they have to offer you that others cannot. There are a few things you should definitely know before you sign on with them.

Things to Look For

  • Experience - find out how long they've been in the real estate business, what kind of training they've had and even the number of sales they participate in. The more experience they have the more knowledge they'll have as well.

  • Skill - How well does your real estate agent know contracts? Are they familiar with all areas of their job, like title, inspections, appraisals, negotiation, and any other technical areas? Are they up to date on the latest law and technology changes? Basically, make sure they know what they are doing.

  • Market Knowledge - If you are looking for a home in a particular area, be sure your real estate agent that knows that specific area inside out. They should be familiar with comparable home listings and other recent inventory listings in the neighborhoods you are interested in.

  • Integrity - Go with your gut instinct. If the real estate agent you are working with seems eager to make a quick buck, look somewhere else.

  • Good Work Ethic - You want to work with a real estate agent that returns your calls promptly, schedules showings and home visits around your schedule and aren't pushy. They should be sensitive to your situation.

  • Resources - What sort of resources can your real estate agent offer you to aid you in your decision making process? Website? Good relations with mortgage brokers?
