Looking into Purchasing a Foreclosed Home?

Category: Real Estate  |  Permalink

Published: Friday, February 05, 2010

Buy Before the Bank

Known as pre-foreclosure sales, you take advantage of the fact that banks file Notices of Default (NOD) with the county courthouse when a borrower falls behind in their payments. Smart buyers head to Santa Ana and look over these NODs daily. After finding a property you are interested in, knock on the homeowner's front door and make your offer. If that doesn't work, send a letter. In fact, some buyers skip the knock altogether, reporting better results from sensitively written letters.

Once you have reached a deal, most banks will extend the foreclosure sale until escrow has closed. If the amount of the sale is less than the borrower owes, bank approval of this "short sale" is required. But with home prices in the key Orange County markets of Anaheim, Santa Ana and Fullerton down an average of 32% over last year according to DataQuick, a provider of real estate information, banks are willing to take a loss on individual mortgages rather than go through the more costly foreclosure process.

On the Orange County Courthouse Steps

Sometimes called sheriff's sales or real estate auctions, these Orange County foreclosure sales pose the most risk for buyers. You don't inspect the property and the homeowner has the right to redeem the property if they come up with enough cash to cover your purchase price within a set period of time. You also need to check any outstanding liens against the property, which become your responsibility after the sale.

Even with these potential pitfalls, however, buying at auction can net terrific bargains. If you have a considerable amount of cash, and come up with the rest within a matter of days, buying on the courthouse steps could be the deal for you.

Orange County Bank REOs

These are your safest bets in buying Orange County foreclosures or a Orange County foreclosed home. If no one buys the house at the auction, the home becomes Real Estate Owned (REO) by the bank. They want to sell these properties as quickly as possible, so contacting them directly and making an offer can get you a bargain.

Not comfortable approaching the bank? Look for an agent that specialize with foreclosures in Orange County. By building relationships with the banks, The OC REO Team has done all the work for you. They know which properties are on the market, have the inside track on new foreclosure listings and will guarantee you receive clean title.

Are You Looking to Buy a Home in The Southwest Riverside Area?

Category: Real Estate  |  Permalink

Published: Friday, February 05, 2010

As we all know, both Murrieta real estate and Temecula real estate have experienced a incredible diminution in prices. Some areas throughout Riverside County have dropped as much as 60 percent. While this is very unfortunate for some who had purchased homes during the previous real estate boom, it is great news for first time home buyers. There has ever been a time like this where people have the opportunity to have the mortgage of a huge two story, three bedroom home be the same as the rent of a one or two bedroom apartment; a huge, huge plus for first time home buyers.

Is it the time to buy in Southwest Riverside? The forecast is calling for continued home values declining throughout this year, as suffering home sellers in areas like Temecula, Murrieta and Hemet fall victim to foreclosure. In spite of this terrible tragedy this creates great opportunity for Riverside home buyers. Home prices now more affordable than ever and first time homebuyers are realizing just what kind of an opportunity they have. First time homebuyers potentially have the chance to purchase a home for an unbeatable price, but to also purchase their dream home right off the bat. Because so many buyers are realizing this now, the supply of Murrieta real estate and Temecula real estate are beginning to dwindle so act now. With the help of James Brennan you are sure to have a team of experienced real estate agents to help you in every way.

Contact Brennan Real Estate Services to learn more about the opportunities of buying a piece of Murrieta real estate, Temecula real estate and touring bank owned homes in the Southwest Riverside County area.

Five Things Your Body Could Be Telling You

Category: Health & Fitness  |  Permalink

Published: Thursday, January 28, 2010

We have all at some point or another, experienced minor symptoms like brittle nails, stuffy noses, etc... and have brushed these symptoms off like they were no big deal. What the majority of people don't realize is that when these simple symptoms are persistent it could really mean something far more serious. Just to give you an example we've listed five things your body could be telling you about a more serious problem.

Five Things

  1. Burping. Frequent burping could actually be sign that you may have gastro esophageal reflux disease, also known as GERD. This is a condition where your stomach acid leaks back into the esophagus, therefore causing a burning sensation in the chest. It can prove to be very important to get a diagnosis or DNA test early since medications can usually improve it and/or prevent other, more serious, conditions.

  2. Changes in your nails. Pale colored nail beds could possibly be a sign of anemia, while blue-tinged nails could sometimes be caused by Reynaud's disease. Brittle nails on the other hand, could be a sign of an underactive thyroid or even a vitamin deficiency. Dimpled or pitted nails may even be an early sign of psoriasis.

  3. Nasal Congestion. If you've had a persistent stuffy nose or pressure in your sinuses, you may have a low-grade infection. Any infection, as we know, can possibly lead to more serious problems.

  4. Unexplained hair loss. Hair loss can be happening due to either an underactive or overactive thyroid. On the other hand, hair loss can also be attributed to some sort of nutritional deficiency.

  5. Pain in Joints. It is important to notice whether or not when your joints are red and warm to the touch when they are aching. If they are it could be a sign of rheumatoid arthritis. Typically rheumatoid arthritis affects multiple joints and symmetrically. In other words, if your right knee is hurting then most likely your left knee is too.

After reading this I'm sure you've come to understand how key an early diagnosis can be. You can potentially save yourself the pain and agony of multiple types of diseases through easy to do DNA testing. What's even better is that personal DNA testing can now be down in the comfort of your own home.
